I went to the office today to try to explain the situation, after pulling the window unit out of the storage closet and setting it up.

The main maintenance guy came by and was very helpful and stuck around to make sure he really fixed and tweaked it. He said he’s not really a fan of these types of split units, probably cause they seem like a PITA to fix, but its purring now and I’m nice and comfortable for the first time when having to run the a/c.
